Meeting July 7, 2008, 7:30 pm
Old Town Hall, 16057 Cedar Road, Lockport, IL. 60441
Homeowners Association Meeting April 28, 2008, approved - Secretary
Peter Blackburn is working on the new domain for the Hunt Club Woods website. He’s hoping to have everything switched over soon.
Landscaping on Crystal Lake Dr. is completed for the summer. Future plantings are scheduled in the fall to prevent loss of nursery stock do to hot, dry weather. Want to ensure growth of all plantings.
Entrance beds have been cleaned up and new mulch has been added. The signs will be repainted at this time to save on costs. Rich caramels and taupe’s will be used to highlight the detail to the signs.
Mowing of Common Areas will be every other week, due to the lack of rain. We had been mowing weekly. As the weather changes the mowing frequency will be adjusted accordingly.
Hunt Club Drive will be fertilized and reseeded in the fall to promote new grass along the parkway. The parkway is predominately clay and weeds. Crystal Lake Drive will be spot seeded if needed also. If any member has any questions or concerns the board should be aware of, or would like to contribute ideas, please contact the HCWboard@huntclubwoods.com
Tom Vana voluntarily resigned from the Board due to professional and personal reasons. Karen Nelson will take over as Treasurer.
There is an opening on the Board if anyone is interested. Please contact the HCWboard@huntclubwoods.com, if you’re interested or just want more information relating to the work requirements.
Thousands of dollars would need to be spent to keep the pier. The costs involved would be for the application of a new permit, fighting the ADA compliancy issue and the vandalism repair work.
The pier is in direct violation of the Hunt Club Woods Covenants.
The Lawyer’s recommendation is to remove the pier.
Due to the fiduciary responsibility of the Board, we found it in the best interest of the Hunt Club Woods HOA to have the pier removed.
The cost to remove the pier will be approximately $800.00 and no demolition permit is needed.
Bengtson Landscape has been hired to remove the pier and to resurface the path with crushed stone, along with the installation of proper drainage, around the lake. Work is scheduled to begin immediately.
The Building Department is informed of all work being performed. A large area will be made for those who want to fish off of the shoreline and will allow for more access for shoreline fishing.
Beautification will also occur in the fall, in this area. To prevent destruction of the new path surface NO MOTORIZED VEHICLES are allowed on the common areas, including riding of motorized vehicles in the lake, this is recorded in the covenants and SIGNS ARE POSTED both at the entrance leading to the lake on Crystal Lake Drive as well as near the lake. Violators will be notified in writing.
The gazebo will remain.
The lights have been replaced and are on timers that have been set to run from 8:45pm to 5am. Outlets were repaired, raccoons have been removed and it has been cleaned and sanitized and will be repainted.
Covenant violations will addressed at the next meeting.
Members addressed the issue of maintenance for the vacant lots. The lots are not mowed efficiently, and a mess is left behind after mowing. As a reminder NO DUMPING IS PERMITTED on any vacant lot or on the common areas.
As a courtesy to your neighbors please do not allow grass clippings to remain in the street after mowing.
President will check the Architectural review regarding vacant lots.
Bengtson Landscape has offered to assemble and install mailboxes in the ground for $100.00 if any member is interested. Please contact the HCWboard@huntclubwoods.com, so we can compile a list for him. As a courtesy, please consult your neighbors if installing your mail box affects the aesthetics of the neighbor’s front yards. Mailbox Works is a great place to shop for a new mail box. They have a wide selection and you can order parts later if needed. All their mail boxes are United States Postal approved.
Increased police presence in the neighborhood will prove to be beneficial in deterring criminal activity.
